Asset-backed bonds
Metanira UAB, a developer of residential and commercial real estate in the city of Gandia, in the Valencia region of Spain, is offering to invest in an asset-backed EUR 3.745 million tranche of an outstanding EUR 7 million public bond.
The funds will be used to complete the construction and commercialisation of the recently acquired Gandia Hills real estate project. The bonds will mature on 5 September 2025 and offer investors a 10% annual yield.

Investment highlights
The bonds are already secured: Pledge of the Issuer’s shares and shares in the Project SPV. First ranking mortgage over the Property will be created after completion of the issue. The market value of the Property is estimated at 14.7 mEUR as of February 2025.
Redemption of the bonds on 5 September 2025. The project is at an advanced stage: fully acquired property, installation and construction work has begun, the developer has 10/61 apartment reservations, negotiations with banks to refinance the project have started.
The management and shareholders have financed, developed and fully realised several real estate projects in Spain. Strong shareholder base, which has lent over 5.3 mEUR for the project and has contributeda 1.2 mEUR of equity capital. Management speaks Spanish and understands the specifics of the Valencian real estate market.
